Clarion site visit to Tyram Lakes Eco Resort & Spa

At Clarion we like to ensure we really get a full grasp and understanding of the businesses and developers we introduce prospective investors too.

On 27th March we visited Tyram Lakes, a new eco resort development in the heart of the Yorkshire countryside.

Tyram Lakes Hotel, Spa and Resort is located in South Yorkshire. The project consists of 325 eco lodges, comprised of 200 woodland lodges, 125 lakeside floating lodges and a 104 room hotel and spa.

On arrival we met with company CEO of the development, Alexander Pearce.

Alexander is a real estate entrepreneur whose expertise and experience derives from a family built business stemming back several generations.

As part of his family’s business, Alexander has helped successfully build a Nursing/Care Home portfolio of approximately 350 bedrooms – this being later sold and acquired by a US Blue-Chip Corporation for £10.5m in 1998.

Alexander took us around the site to explore the project and lodges.

Tyram Lakes has been approached and agreed a deal with industry leader Hoseasons to exclusively manage the bookings and rental services for what will be a flagship Hoseasons resort, and it’s easy to see why. Set in approximately 65 acres of lakes, 100 acres of natural woodlands and adjacent to 7000 acres of the Humberhead National Nature Reserve, Tyram Lakes really offers something special for anyone looking to get away from it all.

The initial infrastructure of the lodges is complete, including the first luxury show lodge. Phase one of the development is underway, with the building of 50 lakeside and floating lodges. Completion is set for spring 2020.

On the 9th of January this year Rothgen Group (who are overseeing the construction of the development) confirmed that full planning permission has been granted for the hotel & spa, this is Phase 2 of the resort with a completion date forecast for 2022.

All luxury Eco Lodges are designed to seamlessly blend into the landscape in order to provide a perfect private getaway equipped with natural spaces that will help rejuvenate and revitalise all of its guests. As a location ideal for family time and corporate team bonding events, there is more than enough space between the lodges for total privacy.

Guests will enjoy the generous variety of facilities and privileges that will enable them to organize activities to their hearts’ content, leaving every family or group member willing to embrace and participate in all of the splendour offered by Tyram Lakes.

Eco-Resorts as a Business Case

From a business growth perspective, recent trends show a number of consolidation and acquisition deals in holiday parks that have taken place across the industry.

Since 2016, Parkdean Resorts have invested up to £130 million - £42 million of this being in holiday parks this year alone. This has contributed towards development of such parks along with meeting consumer demand through new lodges.

In 2017 the private equity firm Permira provided support in the refinancing of Away Resorts (manages 6 holiday parks across the UK).

Construction of Lodges

As part of our site visit we also visited the fabrication plant. Located less than half a mile from the site, the factory is currently constructing the lodges for the resort.

The fabrication plant utilises exclusive and unique production methods to ensure low cost, quick development and efficient production of pre-fabricated materials.

A fantastic day was had by all and it was great to really get into an in dept understanding of the development from inception to completion. We’re incredibly confident of the Rothgen team and look forward to working with them over the coming years.
